200 additional rentals reported completed on Howell Mill Road

A project described by developers as the only luxury apartment community to deliver on the booming north side of Howell Mill Road during the current long development cycle is officially complete.

Having opened in summer 2022, mixed-use business The Howell is fully open at 1850 Howell Mill Road in Collier Hills. As with other new multifamily projects in Midtown, two months of free rent is currently being offered as an incentive.

Howell’s 2.65-acre parcel makes up the northwest corner of Howell Mill Road’s intersection with Interstate 75, a highly visible location in the Collier Village section of Buckhead.

It was on this site that Atlanta’s first food truck park operated for a decade, before closing in late 2021 and uprooting with a modified concept in Jonesboro.

According to developers SHR Resi, a subsidiary of commercial real estate company Songy Highroads, The Howell delivered on time and on budget despite challenges such as rising costs in the CRE sector. (Project representatives tell Urbanize Atlanta that photos of the property won’t be available for a few weeks, but updated renderings were provided today.)

The Class A residential project features 212 modern-style units, ranging from one to three bedrooms. Apartments feature nine- to 12-foot ceilings, with quartz countertops and walk-in closets, and some offer balconies described as oversized.

The cheapest unit listed so far — one bedroom, one bathroom at 664 square feet — rents for $1,890 per month.

Meanwhile, the Howell’s most expensive options start at $3,941 per month. This rents three bedrooms and three bathrooms in 1,488 square feet.

According to SHR Resi, a distinctive feature of the building is its seventh-floor open-air lounge, offering sweeping views of the Midtown and Downtown skyline. Other perks include a coworking space, a resort-style pool and deck overlooking the highway, a clubhouse, a pet play area, and a pet spa.

As for the commercial component, some 3,500 square feet of space are located on the ground floor, near Howell Mill Road. Negotiations are underway with “exciting new tenants” to potentially occupy these spaces, according to project managers.

Quick access to neighborhoods such as Wildwood and Springlake and entry into Buckhead’s Morris Brandon Elementary School district are also cited as location advantages.
