Atlanta industrial group buys 138 undeveloped acres near PTI

An Atlanta industrial real estate firm has entered the Triad market in a big way by spending $14.5 million to buy 138 undeveloped acres near Piedmont Triad International Airport.

Pattillo Industrial Real Estate’s primary purchase was 136.38 acres at 8309 W. Market St., as well as parcels at 110 and 210 S. Regional Road.

The properties are located in the Triad Industrial Park, approximately five miles from the airport and three miles from Interstate 40/85.

The 8309 West Market property was acquired from Southern Regional Industrial Realty Inc., also of Atlanta. The South Regional lands were purchased from Norfolk Southern Railway Co.

Pattillo could not immediately be reached for comment on his plans for the property. The company lists Greensboro as one of its 10 key markets on its website, as well as the only one so far in North Carolina.

In April 2023, the Greensboro City Council approved the rezoning of the property from Business Park to Commercial Development-Light Industrial at the request of Southern Regional Industrial Realty.

According to a staff report, the current zoning “permits a variety of warehouse, industrial, distribution and office uses that are generally consistent with other surrounding uses on neighboring properties.”

The zoning was intended to “increase opportunities for industrial development, while limiting any potential negative impacts on adjacent and nearby properties and uses.”

A traffic analysis covering the property by Kimley-Horn and Associates Inc. indicated in April 2023 that up to 1.4 million square feet of industrial park space could be developed on the site.

“It appears that the proposed land use (by Southern Regional Industrial Realty) will be more warehouse-oriented than originally envisioned. The industrial park land use has a higher potential for generating more traffic than the warehouse land use.”

The property is located in the Airport Overlay District A district.

According to a city staff report, the airport overlay district “is intended to be limited to industrial and other uses that support airport operations, and to limit residential uses to very low densities in the vicinity of the airport to minimize the adverse effects of aircraft noise on dwellings and prohibits the erection of structures that, because of their height, would interfere with airport operations.”

The district prohibits structures five stories or more without permission from the Piedmont Triad Airport Authority certifying that the proposal complies with all applicable airport regulations.

Residential uses are prohibited, with the exception of single-family dwellings located on lots with an area of ​​at least 40,000 square feet.
