Buffalo Township Sheetz will be demolished and rebuilt – Butler Eagle

BUFFALO TWP — Supervisors gave convenience store Sheetz permission Wednesday evening, June 12, to demolish its current location on South Pike Road and completely rebuild it from the ground up.

“They are doing a total rebuild of the property,” Township Manager Rich Hill said. “They’re going to tear down the old Sheetz and build a new Sheetz.”

The new building will include a larger main building measuring 6,139 square feet, as well as a drive-thru, a new car wash building and a new “fuel island” with five pairs of fuel dispensers. Although Sheetz’s current location in Buffalo Township has a car wash, it does not have a drive-thru.

The site plan was approved at a June 5 meeting of the Buffalo Township Planning Commission.

According to Hill, tearing down a location and starting from scratch is not an uncommon process at the popular convenience store chain.

“They do this in all their stores,” he said. “After about 15 years, they redid all their stores to bring them up to current technology.”

There will be fewer fuel dispensers. Currently, Sheetz has two separate fuel islands with seven combined pairs of fuel dispensers. The rebuild will reduce this to a single fuel island with five pairs of dispensers.

A Sheetz representative said the decision was based on the amount of gallons of fuel pumped per week on site.

Township Supervisor Gary Risch recommended that a speed bump be added to slow traffic entering the Sheetz property from the nearby Buffalo Municipal Authority building. The two properties are connected by an entrance/exit road.

“Since they put the Arby’s in there, there’s been a lot of traffic trying to turn to Arby’s and trying to turn to us,” said Risch, who is also a member of the city authority . “We would like to try to somehow correct this if possible.”

Hill estimates that Sheetz will begin the process of rebuilding its Buffalo Township location in April 2025, and the process will take “about five and a half months.”
