Company X to resume construction of Houston co-living tower

X Company is preparing to play at its co-living apartment tower in Houston’s Museum District, after putting it on hiatus last fall.

Construction could resume in June for X Houston, a 33-story, 750,000-square-foot development at 5501 La Branch Street that was originally scheduled to open late this year, the Houston Chronicle reported.

Chicago-based X Company halted construction for unknown reasons, casting an air of uncertainty over the $107 million project. Assuming it resumes this summer, X Houston will likely be completed next year.

The site has been well maintained since development stopped, said Brady Johnson, senior vice president of main contractor Hoar Construction.

“We’ve been doing some steady work and it looks good,” Johnson told the outlet. “Obviously we’re going to look at the structure and get the green light to say it’s ready to go.”

This delay, however, had certain repercussions. Subcontractors have filed liens totaling more than $67 million for unpaid work and services since September 2023. Hoar Construction alone accounts for approximately $38 million of these claims, with the remainder coming from various subcontractors.

However, the contractors and Company X are close to resolving the liens, Johnson said.

X Houston is about to become one of the first basic cohabitation developments in Houston, including 646 beds distributed in 475 units. The $107 million development cost equates to $165,600 per room, which, as with student housing, is how co-living is calculated. Co-living allows tenants to rent space per room and share common areas, providing a more affordable price with flexible rental terms.

The development is expected to stand out among other co-living products due to its amenities and social club, aimed at young professionals.

Elsewhere in Houston, Shelter Companies, a subsidiary of Dallas-based Civitas Capital Group, is leading a 238-unit shared housing development in Montrose, scheduled to open this summer.
